One of our competitors doesn't believe his people are worth their price!

In an article published last week by the Denver Post (http://denverpost.com/business/ci_3437532) Dave Liniger (the founder of Remax) predicted that the average real estate commission will drop to 4% of the sales price of a property in the next 5 years. This prediction makes it appear as though Liniger has lost confidence that the members of his company command value for their services. The article states that commissions will be reduced because agents will spend less time showing houses due to consumers searching for properties on the internet. The only reason I can surmise that Liniger might make this prediction is that he has bought into the fallacy that the abundance of information on the internet reduces the cost of a real estate transaction. As I have mentioned in earlier posts, we know that the true costs of real estate transactions have in fact risen, not fallen. Transaction costs are driven by other variables like insurance, governmental regulations, litigation risks, office overhead, advertising, etc. At Realty Executives we believe that consumers really do deserve professional guidance and skills from knowledgeable real estate associates. We know that the average commission rate for the top companies in the U.S. has actually increased in recent years, despite overall average commission rates decreasing. This tells us that people who hire professional real estate associates (or Executives in this company) are willing to pay for skills and services they find valuable. We also know that consumers also want relationships with professionals, even though they do spend more time on the internet searching properties of interest. One of your jobs as an Executive is to help consumers sort through all of the information and help them interpret it. Just because there is less driving around showing properties, doesn't mean that the professional real estate person is not working harder or smarter. Finally, and most importantly, I think it is imperative that I emphasize to you how valuable I think your services are to the consumer...despite what my counterpart at Remax thinks.

Right On Rich! I am so tired of all those in our industry proclaiming how overpaid we are and how simple our business is. Shame on Liniger, what right does he have to negatively impact the livelihoods of all those fine folks in the Real Estate Profession that have worked tirelessly for the benefit of the consumer? Just because he owns his private golf course and has "arrived", why does he now want to leave little or nothing for the next guy? I applaud you Rich and commend you for standing up and telling it like it is. Liniger made his way by stealing an idea, he now intends to cut the throats of those beneath him that made him a multi-millionaire. Rich, you are a class act running a first class operation. I am proud to be a part of your organization. Ted Mares

Rich...this is not new for Dave Liniger to believe his agents are overpaid. As a former Re/Max agent I remember when promises were broken and the 5% deduction was implemented to line his, his regional directors and local brokers' pockets with gold. When you receive $39,000,000 in annual membership fees from your agents (plus franchise fees)and haven't shown a home or negotiated a contract for years you really should'nt be a spokesman for how much less work we working REALTORS are doing since the internet was recently discovered by Re/Max. Just a note. In my City, and probably in most cities, (over the last few years), the Realtors advertise openly on Billboards and in the paper that they charge 4% or less. We try to get 7% because I think we are worth it. Others advertise that they are "discount" Brokers! We have Realtors with billboard signs that say "We Sell your house for FREE". (It is Free if you give them a Buyers Commission). (That is still 1/2 price). It probably isn't in just our City. Assist-To-Sell and Help-You-Sell advertises their low Rates and suggests that other Realtors charge too much in their advertising. We have flat fee ($500) Realtors in Indy. At least, it is obvious in Indy that price matters to some degree. A lot of independents do, in fact advertise that they charge less than the Big Realtors. I know of one Realtor who will list a home on the MLS and do full services for 1%. He advertises that he helps a buyer buy a home and gives up 1/2 of the BAC at closing. I know him personally. He brags about it. He has been doing this for 20 Years. He is a one man show, works out of his home, has cheap Plastic signs, drives a Lexus and goes to Florida for the whole month of December every year. You probably are more aware of these things than I am. Yes, we have ways to overcome some of this. Yes, price isn't everything. I have been on both sides of the fence in this kind of competition and I am sure you have been also. This isn't a new trend and it isn't going to be an insurmountable problem. This is not a negative complaint on my part. It is just an observation.

I can't read the future but 3 years ago I predicted this trend would continue and get worse and I was right. This year I am predicting it is pretty much as bad as it is going to get and it will probably never improve. Great! I can live with that. I made more money than I spent last month, thanks to Realty Executives! I can't compete without a National Franchise. I am so grateful that Art Small and Realty Executives found me. I have a chance to succeed.

I think we have a great Franchise. I love this this business. I knew it was a tough business when I bought the Franchise. If I didn't buy the Realty Executives Franchise, (and get a lot of help and support from Art Small), I would not have been able to survive in the Real Estate Business. I mean that. Art Small was a life saver and Realty Executives gave me a competitive edge. I needed that! I don't have an answer for Re-Max's Statement but I do know we are all concerned about the facts above. Competition is great and it always separates the wheat-from-the-shaft in the long run. I don't want to raise prices. I don't want prices to be too low. I can't control prices. I can only control the quality and quantity of Services that I provide. I am going to do fine if the average Commission is 7% or if it is 3%, because I will adapt and find my market and keep my operating costs down. I will find a way to compete with your help and I will survive in Real Estate, regardless. It is difficult sometimes but worth it!

I was in the Computer Repair business in the late sixties through the 80's and all of these things happened to our business. When I started the business I was competing against IBM. Within a very short period of time there were tens-of-thousands of us. Everyone lowered prices. Again and again! If lower price works in the Marketplace, then why is IBM still the number One Computer Company?

In the long run, what really works is "WORK"! Activity, persistance and putting forth "110% EFFORT" is the only success formula you will ever need. Quality Work, Quick Response and Fair Pricing was our motto then and it is our Motto now. It isn't how much money you make for doing the deal; it is how many deals you make for the money. It isn't what YOU get out of the Deal; it is what YOU put into the deal! It isn't he size of the commission check, it is the size and "quality of services", you provide for the commission check. Quality and good service will win out every time. Repeat business and word of mouth come from "Performance" not "price"! This is not a new concept. I learned this in grade school, didn't you? What does all this mean? I don't know. I just wanted to put my 2-cents in.

Hi Rich,

I'm very excited to tell you that I, along with 2 other Re/Max agents, just opened a Realty Executives office in the Metrowest Boston Ma area last September 2005. I was a Re/Max agent for the past 14 years, and was the #1 Agent in New England from January 1st through September 30th 2005 when I left. I was #4 in N.E in 2004, #2 in 2003, and #3 in 2002. It was very nerve racking for me to make this move, but I NEVER skipped a beat.

I will admit that I was a RAH RAH Remax girl. I did love working there, but because of a new owner taking over my particular office, the morale and choice of agents he hired, really made me reassess what I was looking for in a company. I knew of Realty Executives, and I had met Tim Waldron (who is great) many years earlier in the business, and continued to watch Realty Executives grow. When I made the decision to leave there was NO other choice but Realty Executives. And what a GREAT choice that has been! I have only been with the company for 4 months and what a difference!

I am more proud to tell clients I'm with this company then I was for the last year with Re/Max. The Re/Max image has definitely changed in my area, they seem to hire anyone now, caring more about desk fees than trying to keep a good culture in the office.

I attended my 1st local awards dinner the other night in Boston, and yes, it is a big difference in size from the Re/Max awards functions, but I enjoyed it more than any of the functions I had gone to for Re/Max in the last couple of years.

In regard to Dave Liniger's comment, I guess I got out just in time; however, that statement can ripple through the entire industry, which is a shame. Maybe with that statement, he should also suggest that the Re/Max broker owners should lower their office fees to make up the difference of his suggested reduced commission rate. Well, again, clearly it was the right move!!

I will be attending the convention in Phoenix, and look forward to hopefully meeting you there.
I will be getting the 100% club award, but do plan to be back in 2007 getting a top broker award for 2006 !! Sorry this is sooooo long....
